According to mortgage data provider Mortgage News Daily, the average rate for a 30-year fixed mortgage in the U.S. rose to 7.07% on Thursday, an increase of 10 basis points from the previous day, marking the first time it has surpassed 7% since May 2025. The rate generally follows the 10-year U.S. Treasury yield, which is nearing 5% during the same period.

Freddie Mac's weekly mortgage survey reported an initial loan rate of 6.76% on Thursday, up from 6.71% last week and 6.35% a year ago, the highest weekly rate since June 2025. The survey period covers applications from the previous Thursday to Wednesday, excluding the spike on Thursday. The 15-year average rate is 6.09%.

Reports indicate that rates were as low as 5.99% before the conflict began. With a national median home price of approximately $430,000 and a 20% down payment, the monthly payment for principal and interest is about $244 higher than at the end of February. Rising oil prices above $100, an accelerated PPI in August, and four consecutive increases in the 10-year bond yield have collectively pushed up mortgage spreads. The CPI report on Friday and next week's interest rate decision are still pending.

The 7% mark has once again become a qualification threshold for homebuyers: with the same home price, monthly payments have surged, causing marginal buyers to withdraw, and the pace of listings has slowed. The refinancing window has closed, and existing homeowners who locked in low rates are even less willing to list their homes, exacerbating inventory issues. The daily rate of 7.07% is more sensitive to advertising quotes, while the weekly rate of 6.76% is closer to contracts already submitted.

Mechanically, this represents a repricing of housing credit. Buyers are still the essential demand; sellers are institutions selling loans at a spread over Treasury rates. Funds are shifting from home purchase budgets to higher monthly payments. Beneficiaries are existing homeowners with locked-in low rates and floating assets; those under pressure include new homebuyers, builders, and mortgage originators. The event is driven by the daily average crossing 7%.

On a supplementary note, there are significant differences in quotes across states, and the national average is not a single lock price. Zillow and others show rates that can be lower than the MND average.
