U.S. mortgage pricing continues to rise. According to Mortgage News Daily's daily survey, the 30-year fixed rate was reported at 7.45% on September 24, up 0.19 percentage points from the previous day's 7.26%, nearing 7.5%; the official average from Freddie Mac for the week was 7.03%, marking the first time it has surpassed 7% since mid-January.

Freddie Mac's Primary Mortgage Market Survey shows the average for 30-year loans rose from 6.95% last week to 7.03%, while the 15-year average increased from 6.26% to 6.42%. A year ago, these figures were 6.30% and 5.49%, respectively. This marks the fifth consecutive week of increases, rebounding approximately 1 percentage point since falling to 5.98% at the end of February. For a $400,000 loan, the monthly interest payment has increased by about $276 from the low point.

The market quotes are not in sync with the weekly averages. The MBA reported a 30-year contract rate of 7.12% for the week, with points at 0.73; daily quotes have reached 7.45%, reflecting that lenders are adjusting rates faster than the weekly sampling. The yield on 10-year U.S. Treasuries rose to about 5.11% on Wednesday, a near 19-year high, while Brent crude oil has climbed back above $100 per barrel, pushing up mortgage rates alongside inflation expectations and long-term rates.

The Federal Reserve raised rates last Wednesday for the first time in three years. While mortgages are not directly tied to the federal funds rate, they are linked to 10-year Treasury yields. Freddie Mac's chief economist, Sam Khater, stated that housing remains supported by employment and growth; Bright MLS's chief economist, Lisa Sturtevant, views 7% as a psychological threshold, believing that crossing this line will suppress transactions in the fall. Realtor.com economist Anthony Smith noted that last week's jump of 19 basis points was the largest weekly increase since April 2025.

Market mechanisms indicate that Treasury buyers are demanding higher term premiums, leading to a drop in mortgage-backed securities prices, which lenders pass on to homebuyers. What is sold is duration and credit, while higher coupon rates are bought; beneficiaries include existing homeowners with locked-in low rates and banks holding floating-rate liabilities, while first-time homebuyers and intermediaries relying on refinancing, as well as builders, are under pressure. Funds are flowing from newly issued mortgages to higher-yielding Treasuries and agency MBS spread trades, with transaction volumes declining, leading to a simultaneous contraction in brokerage commissions and transfer fees.
